April 2014- The Charleston Real Estate Market is HOT

Every time I begin writing a post on one of my new listings, it goes under contract!! That’s right–6 new listings over the last two months have gone under contract within the first few days of being listed. One of them was under contract in less than 4 hours!! So what has changed and why is the market so crazy?? It seems like everyone that has been waiting in the wings for the last few years is finally pulling the trigger and getting their finances in order to buy. We still have loads of people moving to the area as well so that compounds the situation.

I am also working with several buyers in Mount Pleasant and downtown Charleston that can’t seem to find exactly what they are looking for. Inventory is low and buyers are competing for properties more than they have in recent years. Multiple offer situations are commonplace again. Couple that with the fact that rents are going up, up, UP in our area…so it is usually cheaper to buy than it is to rent…and we have more people than ever looking to buy! Certainly the ratio of buyers to listings is getting out of hand.

For years, I have had frustrations with my real estate career because a typical brokerage charges agents fees for tools that should be helpful in their careers. However, once you have your business set up, they continue collecting these same fees for the life of your career. Realtors pay a huge portion of their commissions for services that they rarely use.
